FAQ
There are some instances in which you may be able to re-roof over your existing roof, but it’s important to know the circumstances of your roof before planning to do so.
- 1. If your roof already has two layers, your roof must be torn off and replaced. This is per safety. regulations, as additional layers of roofing material can put excess weight and undue stress on the structure of the building.
- 2. If your roof is damaged or otherwise unsafe, it will need to be replaced after a complete tear-off. Leaving the old material behind could very well encourage mold and rot and otherwise threaten the safety of your building’s structure.
Our roofers will perform a thorough inspection to identify any areas of concern. If they find internal damage (leaks, mold, etc.), your roof could be unstable and thus will need to be replaced.
How is the cost of my new roof determined?
Since every roof is unique in its circumstances, we would need to do an inspection to examine the factors that will determine the roof’s cost. These include:
- Type of roofing material
- Type of insulation
- Size of roof
- Method of installation
- Number of penetrations
- Ease of access/number of access points
- Existing damage (or lack thereof)
This depends on several factors, including material type, installation method, weather conditions and maintenance/upkeep. We can, however, provide estimated lifespan averages for the most common types of roofing:
- Single-ply
- TPO: 20-30 years
- EPDM: 20-35 years
- PVC: 20-30 years
- Spray Polyurethane Foam: 30-50 years
- Metal: 30-45 years
- Built-up: 10-15 years
For such a significant investment, you’re going to want to consider the following factors:
- Quality
- Safety
- Pricing
- Reputation
- References
- Licensing & qualifications
When deciding on which roofing contractor to hire, make sure you not only look over their portfolio but also request references for projects similar to yours. Contact those references and ask if they were satisfied with the following:
- Communication & transparency
- Material quality
- Workmanship
- Safety measures
- Overall roof performance
Northeast Industrial Roof is happy to provide answers to any questions you might have prior to hiring us to repair, replace or maintain your commercial roof. We value transparency, safety and quality over all else.
It’s certainly possible. New roofs are typically in much better condition than old ones, which bodes favorably when it comes to insurance rates. The best thing to do is to contact your insurance agent to confirm your coverage and ask about the benefits you’ll reap from building improvement.
There are different ways to qualify for government tax benefits or write-offs. One resource you can consult is energy.gov, which provides information related to energy-efficient building improvement tax credits as well as forms to apply for said credits. Going solar? Check this guide for information about federal tax credits.
Storms and other problematic events don’t care what time it is. That’s why you can call our emergency line for 24/7 service. We’ll deploy our roofers to your location and work tirelessly to mitigate your roof woes. (781) 614-7994
